The horizontal lines on a flat roof are visually striking as opposed to the more traditional look of a sloped roof. Orlando flat roofs are not the most practical choice, though, due to their tendency to collect rain and snow. This isn’t a problem as long as the roof is built in a way that specifically takes weather into account. Even if you don’t have a completely flat roof, it is common to have flat sections (e.g., the roof over a garage or porch). Flat roofs are more common in urban areas as they also have the possibility of being made in a way that makes them suitable as outdoor living spaces, giving you valuable extra space on your property.
In the past, flat roofs didn’t last nearly as long as their sloped counterparts. Thanks to great strides made in roofing materials in the past 20 years, a well-maintained flat roof can live happily up to 25 years.
There are three sections that flat roofing material can fall into: single-ply, tapered and spray-on/paint-on.
Singly-ply means there is only one layer of membrane that is responsible for water and weatherproofing and is the most popular choice today. There are two main methods of application involved – Torch Down an Peel & Stick. With Torch Down, the membrane material is melted with a torch in order to seal it. This helps to provide a secure hold and creates a waterproof seal that can prevent leaks. Installed correctly, torch down roofing can last a very long time. Peel & Stick is a self-adhesive underlayment membrane that provides a secondary layer of waterproofing protection. Common types of single-ply membranes include Thermoplastic Olefin (TPO), Ethylene Propylene Diene Monomer (EPDM), and Polyvinyl Chloride (PVC). These three membranes and their applications all come with different strengths and weaknesses so we will happy to advise you on which one is right for you.
Tapered Roofing System
The goal of tapered roof insulation systems is to reduce or eliminate the amount of ponding/standing water on the membrane when the existing roof deck does not provide adequate slope. A properly designed tapered roof insulation system not only provides the positive drainage needed but also helps extend the life of the roof membrane. A properly installed Tapered System can be a major factor in extending the life of a roof and help prevent any structural damage that an insufficient roof slope can cause.
Spray-on/paint-on roofs coating are typically an Elastomeric substance. Elastomeric coatings offer effective and affordable solutions for fixing roof leaks. They can be used throughout the year because they stretch and contract easily to adjust to winter and summer temperatures. used to be added to an existing flat roof,. These roof coatings are typically added to an existing single-ply roof and will enabling it to last another 10-15 years.
